Right to Buy
This scheme is available to existing council tenants and enables them to purchase the property they currently live in at a discount. To qualify you must have been a tenant for a minimum period of 5 years. HomeChoice
Properties are advertised on the website every week from Thursday to Sunday and, providing you are registered on the Council's Housing List, you can bid for the properties that you are interested in. All property adverts will indicate whether there are any additional criteria that you must fulfil in order to bid. Tenants living in regeneration areas, who have been officially notified by council officers that they are in a current decant programme, can now choose and bid for their new homes through Sutton HomeChoice,click here| to link to the Sutton HomeChoice website.
Mutual Exchange
You have the right to assign your tenancy to another tenant, commonly known as your ‘Right to Exchange’. Once you have found an exchange partner, you can apply by filling in an exchange application form available from our offices at Sutton Gate. If you find a partner to exchange with, please contact Sutton Housing Partnership's Customer Care team.

Then try HomeSwapper.co.uk! HomeSwapper is a service to help you swap your home with another tenant - a 'Mutual Exchange' and Sutton Housing Partnership has partnered with HomeSwapper to provide the service free to its tenants.

The opportunity to find a swap is increased by the fact that: HomeSwapper has over 36,000 members and growing. Any tenant from any social landlord can register. You can swap with tenants of any registered social landlord not just SHP tenants. HomeSwapper covers all of the UK, so you can find swaps locally or nationally.
You can search for homes at www.homeswapper.co.uk| without registering and search results even include maps to help you work out the location of the home you may want to swap to. If you register, HomeSwapper will automatically search every night for potential new swaps that meet your requirements and these can be viewed in your private area of the website at any time. Also HomeSwapper will send alerts of potential new swaps by e-mail weekly (if you have e-mail) or text message fortnightly (if you have a mobile phone). To join the scheme, register at www.HomeSwapper.co.uk stating that your landlord is Sutton Housing Partnership and you can select up to 9 areas where you would consider living. If you do not have your own internet access, you can use Sutton library or the HomeChoice shop opposite the Civic offices.
Housing Advice
The Housing Advice Service in Sutton provides advice and assistance on a wide range of housing related problems. Many people living in accommodation in the private sector, are unsure of their rights and are unsure where they can go for help. Also, many landlords renting out accommodation are not aware that the Housing Advice Service can offer impartial advice regarding problems they may experience with their tenants. Empty (Void) Properties
The Voids & Allocations Team manages void properties. If you have noticed a property in your area which appears to have been vacant for some time and you are concerned please contact us on Freephone 0800 195 5552 or from your mobile on 020 8915 2000 (call charges may vary depending on your network) for advice. Once properties are ready for letting they will be advertised via Sutton Homechoice. Sutton Housing Partnership has an agreed 'Letting's Standard' which means all properties must comply to certain standards prior to letting. To download your copy of these standards click here|.
Ending Your Tenancy
If you want to end your tenancy, you must give us at least four weeks written notice and send it to Voids & Allocations, Sutton Gate, 1 Carshalton Road, Sutton SM1 4LE.

The property, including any garden, shed, garage or balcony must be left clean and tidy. Please make sure that all your belongings, including carpets, cookers and rubbish, are completely cleared before you leave. You may be recharged for the cost of any clearance of belongings or rubbish. You must make sure the property is left in a suitable condition to be let to other tenants. Any damage must be reinstated or the cost will be charged to you.
Check the power supply, heating and taps are turned off and arrange for gas and electricity meters to be read before you leave. All doors and windows should be secured to prevent squatters gaining entry. Tenancies end on a Sunday and all keys, including those for any shed, garage, or door entry system, must be returned to Sutton Housing Partnership at Sutton Gate, 1 Carshalton Road, Sutton, Surrey, SM1 4LE by 12.00pm noon on the following Monday.
If the keys are not returned by this time Sutton Housing Partnership will charge you an additional week's rent. It is possible that we may visit to inspect your home before you leave. Sutton Housing Partnership cannot accept any responsibility for letters or other correspondence sent to the premises after a tenant has vacated. Arrangements for the redirection of mail can be made via the Post Office.
