Asset Management Team is part of Property Services, and are responsible for carrying out work, which would not fall under the responsibility of the Repairs and Maintenance Team. These works include:
Decent Homes (i.e. kitchen, bathrooms, windows)
Planned maintenance (i.e. lift servicing, adaptation equipment servicing)
Cyclical maintenance (i.e. external and communal decorations)
Renewal (i.e. rainwater goods, communal lighting)
Improvements (i.e. digital aerials, door entry systems)
Energy efficiency (i.e. cavity wall, loft insulation)
Refurbishment an alterations
Using the Stock Condition Database the Asset Management Team can identify what work is required in the forthcoming years. Using a framework of external consultants the Asset Management Team deliver the programme of works each financial year to rented and leasehold properties.
These works are usually tendered as a contract or quotations are received based on a specification of works, or servicing requirements. Contractors submit a price of carrying out, and completing the work within a contract period. We then enter into a contract with the successful contractor to carry out the work. The Asset Management Team prior to any work commencing will endeavour to consult with tenants and leaseholders on the work to be carried out.
All of Sutton Housing Partnership properties are within the London Borough of Sutton. The Decent Homes Standard has been introduced by the Government, with the aim to make all Social Housing meet the Decent Homes Standard by 2010. The Department for Communities and Local Government is responsible for ensuring that the landlords meet the deadline of 2010.
Over the coming months Sutton Housing Partnership will be consulting with residents and publishing a programme of works to meet the Decent Homes by 2010. The programme of works will be available on this website in due course.
