Tenancy Services:
The Tenancy Services team provide the housing management, leasehold management and external services functions for Sutton Housing Partnership.
The housing management function involves 2 Neighbourhood and one Income Team covering our properties across the borough, overseeing issues our tenants and leaseholders may have on a day-to-day basis.  These issues include:

Rents
An Income Team of 6 Income Managers deal with rent arrears monitoring including debt advice and housing benefit/welfare benefit advice.  Our rent advisor offers help to any Sutton tenant or leaseholder, particularly the more vulnerable residents, assisting with backdated claims for housing benefit and assessing welfare benefit.  Debt counseling is also offered where appropriate.

Anti-social behaviour
Support to residents who may be suffering harassment, nuisance or domestic violence, offering guidance on mediation services.

Estate Inspections 2008
During the next few months we will be carrying out daytime walkabouts at all of the housing estates we manage. The purpose of these walkabouts is to identify any improvements that may be needed and to inspect the estate.

Housing Management

There are 2 Neighbourhood Management areas. Each neighbourhood area has a Team Manager and 4 Neighbourhood Managers.
The East area Neighbourhood Management team covers the following wards in the borough:
Wandle Valley
The Wrythe
Wallington North & South
Belmont
Carshalton South & Clockhouse
Beddington North & South
Carshalton Central
The main estates/blocks covered by the East team within these wards are:
Shanklin, Mill Green, Corbet Close, Durand Close, Denmark Gardens, Radcliffe Gardens, Woodcote Road, Muschamp Road flats

The West area Neighbourhood Management team covers the following wards in the borough:
St Helier
Sutton North, South, West & Central
Worcester Park
Stonecot
Nonsuch
Cheam
The main estates/blocks covered by the West team within these wards are:
Chaucer, Rosehill Court, Wrythe Lane flats, Sutton Court, Benhill, Collingwood

What do we do?
We manage property rented to tenants of London of Borough of Sutton and give advice and information on tenancy issues. Staff regularly visit estates, tenants and lessees to deal with problems and to make sure services are being delivered. Home visits can be arranged where appropriate, such as to vulnerable tenants.
We address problems with neighbours or other anti social behaviour (see link on the left of this webpage).
Resident involvement - we are keen to encourage tenants and leaseholders to become involved in the decisions which affect them and their locality. If you can spare a small amount of time, we’d like to hear from you – see ‘Customer Involvement’ link on the left of this webpage.
We work in partnership with other organisations such as the Safer Neighbourhoods Team of the police; the Neighbourhood Wardens; Environmental Health; Community Support Team.
We deal with unauthorised occupants of Council-owned property. If you are aware of a property where the tenant has left, please let us know, anonymously if you wish. See also the ‘Abandoned Property’ hotline below.
Lodgers and sub-tenants – tenants are allowed to let part of their home (subject to some restrictions, such as overcrowding), but must still occupy the property as their home, and must get our permission. If you want to look at this option, please refer to the ‘Tenants Handbook’ or contact your neighbourhood Manager.
We contact Tenants not maintaining their properties or gardens.
We make sure the tenancy conditions are complied with in relation to things such as pets, parking, and refuse disposal.
We process Mutual Exchanges between tenants living in social housing. See link below to ‘Homeswapper’, who maintain a register of tenants wishing to exchange property. The cost of registering is covered by us.
Garage letting's. We currently have vacancies in a number of areas. Please ring to check availability.
Succession, assignment, changes of name. Secure Tenancies are covered by legislation which allows a family member to take over the tenancy in some circumstances. See the ‘Tenants Handbook’ or contact your Neighbourhood Manager for further advice and information.

External Services
Our External Services Team of caretakers, cleaners and mobile estate officers keep the communal areas on estates clean and free from rubbish and graffiti.
