If you are selling your home you will need to request a leasehold sellers pack/Pre- assignment enquiry.

1 - Request it

You can request a leasehold sellers pack using the form above or by emailing SHP.

When you request it you’ll need to provide:

  • name of leaseholder

  • address of property

  • where the documentation should be sent to

  • email address you want the pack sent to


2 - Pay

You need to pay £150 (VAT included) to Sutton Housing Partnership for the pack. Payment should be by BACS transfer to:

When making this payment it is essential that you quote your payment reference number.


Your payment reference number is your service charge account number. This can be found on a service charge breakdown and statements. If you do not quote this it will delay dispatch of documentation.  


3 - Provide

Once payment is received by SHP we aim to dispatch documentation to you within 10 working days. Documentation may include:

  • Service Charge and Major Works account balances

  • proposed Major Works information

  • any relevant Section 20 notices

  • current Service Charge breakdowns

  • last three years Service Charge breakdowns

  • buildings Insurance policy

  • Fire and Asbestos reports (if applicable)


We send the documentation by email unless you request a hard copy. If you have any questions on the detail of the pack please contact us.


Things to keep in mind
  • we will not apportion service charges. Your solicitor should do this.

  • new purchases must be registered within 21 days.

Did you purchase through Right to Buy?

  • Sutton council / SHP have the right to repurchase the property if this is a first resale

  • you may have to pay back some of the discount you received if you bought the property in the last five years.
